With the usual model, your architect draws the house and then puts it out to tender. You hire the contractor. Engineers and a project manager often come from other companies again. When something goes wrong on site, a cost overrun, a delay, a detail that doesn't match the drawings, each one can point at another. And you are thousands of kilometres away.

TWO WAYS TO BUILD IN COSTA RICA

Architect + separate contractor: the architect designs, outside engineers do the engineering, you choose a builder from a tender, and several companies answer when something goes wrong.

NEOARCHITECTS, one team: design, structural and electromechanical engineering, permits and construction by us, with one point of contact and one regular progress report while you are abroad.

We only build homes we have designed ourselves, so the team on site knows every drawing. Already have a builder? We can do design and permits only, or recommend a builder we trust. But building with us is the only way we can answer for your budget, the quality and the schedule.

 

FROM LOT TO KEYS

1. Free consultation. Your goals, budget and land. No land yet? We assess lots with you before you buy.

2. Feasibility and design. Legal, structural and climate checks on the site, then your first design.

3. Engineering and permits. Structural and electromechanical engineering and the permit process, handled by us.

4. Construction. Our team builds, with regular progress reports wherever you live.

5. Keys. You move into a home designed for you from the first sketch.

 

WHAT IT COSTS

USD 1,950 to 4,000+ per m² to design and build a custom home, before land. Where your home falls depends on site, finishes and access. We price your own lot in the first consultation.

QUESTIONS

Can I manage the build from abroad?

Yes. Most of our clients live in the US, Canada and Europe. One team runs design, permits and construction and reports to you regularly.

Do I have to use your construction team?

No. We can do design and permits only, and most clients who come without a builder ask us to recommend one. But when we build the home ourselves, one team answers for budget, quality and schedule.
